Privacy Policy
Florida Lease is a free tool for drafting Florida residential leases and landlord notices. This page explains what happens to your data when you use it. Short version: your draft is kept in your browser while you work; when you download or print a lease or notice, we save a private copy of what you entered to our database; and we collect anonymized traffic analytics.
Your draft, in your browser
The form, preview, and PDF are all generated in your browser. As you type, your draft is saved to this browser's localStorage so you don't lose it if you refresh or close the tab. Until you download or print a document, we do not transmit your draft to our server.
The draft stays on this device until you clear it — either by clicking the Blank button in the builder, or by clearing site data for this domain in your browser. If you use a shared or public computer, clear the draft before you leave.
When you download or print a document
The PDF is assembled on your device. When you click Download or Print, we also save a copy of the lease or notice information you entered. We use it to operate and improve the service. Saved documents are kept private and are not published. See “Your rights” below to ask us to delete one.
Analytics
We use three third-party analytics services to understand how the site is being used in aggregate:
- Google Analytics — page views, referrers, approximate geography, device and browser metadata. Configured in its standard mode.
- Vercel Web Analytics — page views, referrers, approximate geography, and device and browser metadata, collected without cookies.
- Microsoft Clarity — aggregate session replays and heatmaps that help us see where the form is confusing or broken. Clarity may record inputs; we rely on its default PII-masking behaviour, which hides the contents of form fields by default.
Google Analytics and Microsoft Clarity set their own cookies, and all three services process data according to their own privacy policies. They are industry-standard analytics tools, but if you would rather not be tracked, any ad/tracker blocker will stop them.
What we don't collect
- We don't ask for an email address or any account information.
- We don't collect your lease or notice contents unless you click Download or Print.
- We don't sell or rent personal data, and we don't share it with advertisers.
Cookies and local storage
We don't set our own cookies for tracking or advertising. The only cookies on the site are ones set by the Google Analytics and Microsoft Clarity scripts described above. You can clear or block them in your browser settings at any time.
The builders use localStorage on your device to hold your draft between visits (as described above). You can clear it at any time through your browser's site-data settings or by clicking Blank in the builder. Clearing it does not delete a copy we saved when you downloaded or printed a document.
Children
The tool is not directed at children under 13, and we don't knowingly collect data from them. If you believe a child has provided data through our analytics partners or in a saved document, contact us and we'll delete it.
Your rights
A saved lease or notice contains personal information, and there are no accounts, so we can't link a document to you automatically. To get a copy of a document we saved, or to have one corrected or deleted, email us with enough detail to identify it (for example, the names and property address on the document). We may ask you to confirm details before we act.
For the aggregate analytics data processed by Google or Microsoft on our behalf, you can exercise your rights through their respective controls or by contacting us and we'll help route the request.
Changes to this policy
We may update this policy if the product changes — for example, if we add accounts or change how saved documents are used. When we do, we'll update the “Last updated” date at the top of this page.
