Terms of Use
Florida Lease (the “Service”) is a free, browser-based tool that helps you fill out a Florida residential lease template and export it as a PDF. By using the Service, you agree to these Terms. If you don't agree, please don't use the Service.
Not legal advice
The Service is not a law firm, a lawyer referral service, a substitute for an attorney, or a provider of legal advice. Information, templates, and documents produced by the Service are provided for general informational purposes only and do not constitute legal advice. Using the Service does not create an attorney-client relationship between you and the operator of the Service.
Every lease is specific to the parties, property, and circumstances involved. For advice about your particular situation, you should consult a Florida-licensed attorney.
Your responsibilities
- You are responsible for reviewing the generated lease carefully and confirming that it is accurate, complete, and appropriate for your situation before signing it or relying on it.
- You represent that you are at least 18 years old and legally able to enter into the lease you are drafting.
- You are responsible for complying with all applicable laws, including the Residential Landlord and Tenant Act (Chapter 83, Part II, Florida Statutes), any local ordinances, and any federal requirements (such as the lead-based paint disclosure for pre-1978 properties).
- You will not use the Service to prepare a lease that is fraudulent, discriminatory, or otherwise unlawful.
Residential use only
The template is intended solely for residential leases in Florida. Do not use it for commercial leases, ground leases, or leases outside of Florida — those involve materially different legal requirements.
Saved copies
When you click Download or Print, we save a copy of the information you entered to our database, as described in our Privacy Policy. By using the download or print features, you consent to this. Information you enter may include personal information about other people, such as co-tenants; you are responsible for having the right to provide it.
“As is” — no warranties
The Service is provided on an “as is” and “as available” basis, without warranties of any kind, either express or implied. To the fullest extent permitted by law, we disclaim all warranties, including warranties of merchantability, fitness for a particular purpose, non-infringement, and accuracy. We do not warrant that the Service will be uninterrupted, error-free, or that any document produced will be suitable for your specific situation or enforceable in any particular court.
Limitation of liability
To the maximum extent permitted by applicable law, in no event will the operator of the Service, its affiliates, or its contributors be liable for any indirect, incidental, special, consequential, or punitive damages — including lost profits, lost rent, lost data, or business interruption — arising out of or related to your use of the Service or any lease or document produced through it, even if we have been advised of the possibility of such damages.
Because the Service is provided free of charge, our aggregate liability for any claim arising out of or related to the Service is limited to one hundred U.S. dollars ($100).
Indemnification
You agree to defend, indemnify, and hold harmless the operator of the Service and its contributors from any claims, damages, losses, liabilities, costs, or expenses (including reasonable attorneys' fees) arising out of your use of the Service, your breach of these Terms, or your use or enforcement of any lease or document produced through the Service.
Intellectual property
The Service, including its code, design, and template text, is made available for your personal, non-commercial use in drafting your own residential lease. You may not resell, sublicense, or redistribute the template or Service as a competing offering.
Acceptable use
Don't abuse the Service. Don't scrape it, reverse-engineer it, interfere with its operation, attempt to access data that isn't yours, or use it to harass anyone.
Changes
We may change the Service or these Terms at any time. If we make material changes to the Terms, we'll update the “Last updated” date at the top of this page. Continued use of the Service after changes means you accept them.
Governing law
These Terms are governed by the laws of the State of Florida, without regard to its conflict-of-laws principles. Any dispute arising out of or related to these Terms or the Service will be resolved exclusively in the state or federal courts located in Florida, and you consent to the personal jurisdiction of those courts.
